TradeCoast Central has a long term commitment to environmental sustainability.
The scale of the TradeCoast Central development affords the opportunity to identify, assess and integrate best practice for social, economic and environmental outcomes into the planning, design and construction of the total development while minimising the impact on the environment.
TradeCoast Central will become the benchmark for Ecologically Sustainable Development (ESD) and establish itself as the signature environmentally sustainable development.

TradeCoast Central seeks to accommodate a range of environmental initiatives, capitalising on state-of-the-art technologies and methodologies consistent with the principles of ESD to further enhance the image of Brisbane and meet the eight strategic directions of Council's Living in Brisbane 2010 - clean and green; accessible; designed for subtropical living; smart and prosperous; creative; inclusive; active and healthy; a regional leader and a world city.
A vibrant, high quality working environment will be created to incorporate many of the accepted principles of ESD, and will include:
Energy and water efficient design
- Ensure the development achieves the environmental objectives undertaken in the land and resource management component of development. See Architecture Design Code for more information.
- Ensure good design practice is applied to the development where appropriate from an environmental basis.
Eco-efficient construction materials
- Utilise renewable materials
- Incorporate the use of materials with low embodied energy, low environmental impact in manufacture, low transport costs, minimal maintenance & non-hazardous and eco-labelled.
Water Sensitive Urban Design (WSUD)

The objectives of WSUD will be achieved through an integrated water management system.
The principles of WSUD will involve the planning and design of the development's layout around the natural attributes of the site incorporating storm water management measures primarily dealing with water quality and quantity issues. These same principles will be applied in landscaping and irrigation using local indigenous species for all landscape planting, especially in mass planted areas such as open space and buffers to the surrounding transport corridors.
- Class A recycled water for fire sprinkler systems, toilets, manufacturing and irrigation systems.
- Minimise reliance on potable water.
- Stormwater to be held on site for as long as possible in order to prevent erosion.
- Facilitate stormwater infiltration into the ground and retain in soil for landscape growth.
- Use of crushed recycled materials where possible.
- Employ triple reticulation water supply system - potable, non-potable and recycled water
- Utilise high efficiency rated water reticulation systems, outlets and appliances.
Site landscaping and revegetation
TCC plans to ensure all landscaping is a functional part of the development design.
- Species indigenous to locality will be planted.
- Design water efficient landscapes using plants that require minimal watering.
- Incorporating landscaping as a natural cooling technique - shading of car parks, public spaces.
- Landscaping to function as drainage system therefore maximising stormwater harvesting and reducing any adverse impacts of stormwater.
- Development of sediment and control plan for management of topsoil and erosion on site.
Waste management & efficiency
- Construction and Development waste - recycling of construction waste where possible
- Utilise detention basins and swales for drainage
- General Waste Management
Recycling strategy to maximise reuse of materials
- Maximise the use of recycled materials in construction of buildings and civil works and in operations thereafter
- Optimise the use of materials that can be recycled.
Monitoring & Implementation
- Preparation and distribution of an Owner's & Tenants Sustainability Manual outlining overall sustainability objectives for the development, and implications on the Owners and Tenants
- Develop and maintain inter/intranet site for the development to inform users and external stakeholders of the sustainability features of the site and the benefits gained from the various stages
